Are there any tax implications with Equity Release?

Any cash lump sums released from your home are tax-free. However, if you decide to place this money in a savings account or secure a regular income through an annuity. Then tax may then be payable on any interest, income or gains you receive.

How long does Equity Release Take?

This will depend on the complexity of your transaction, and whether we need to complete any additional work. For a standard transaction, we should be able to complete your Equity Release application within 4-6 weeks of receiving your mortgage offer. However, you should not commit any funds (coming from the Equity Release), until we have completion confirmed by your lender.

Should I update my Will when taking out Equity Release?

Making a Will is a personal decision however it is recommended that a Will is made or updated following any change in circumstances, such as taking out an Equity Release plan. Additionally, you may wish to consider making a Lasting Power of Attorney (LPA) in the event you may become physically or mentally incapacitated in later life, especially if you have a drawdown product.

Can I release equity on my holiday home or buy-to-let property?

Yes, you can. There are lenders that offer lifetime mortgages tailored to these types of property, however, the lending criteria may be more stringent.

A Solicitor is required to ensure that clients receive independent legal advice about the rewards, obligations and risks attached to an Equity Release plan.
